Job

Step 1 of 4

Pick the job type first, because the rest of the form changes with it. Only the questions marked Required need an answer, and the rest can stay at Not sure yet.

Job type

Building

One row per block. Identical blocks are priced once and multiplied.

How many separate blocks

A block is one stack of levels under one roof. Two buildings on the lot are two blocks.

How many apartments in total

The whole development. It is checked against the type rows below and anything that does not add up comes back on the estimate.

Construction programme in weeks

How long the build runs on site. The site costs are priced for every week of it. Left blank, it is worked out from the apartment and level counts.

How many levelsRequired

Lowest level sits on

Count the levels above the ground. If there is a basement, say so under Build Details and it is added.

Step 3 of 4

Every question on this step is optional.

Apartments

One row per apartment type. If six of them are the same two bedroom, that is one row with a count of six, and the fitout is priced once and multiplied.

On level

Name each type the way the drawings do, so the printed areas on the sheet get matched to the right apartment.

Classes and fire separation

Tick every class that applies. A development is often more than one at once, and townhouses beside apartments over a car park is all three.

Class 1a, townhousesClass 2, apartmentsClass 7a, car parkClass 9, a public or care use in the building

Is there a basement

Is there a lift

Say if you are not sure. A lift is the single biggest thing an estimate like this can be missing.

Party wall fire rating

The rating between one apartment and the next. It picks the wall system and the rate.

Party wall construction

What the wall between two apartments is built from. Left blank, the estimate prices it as drawn and flags any wall it finds priced two ways.

Say what the fire engineering calls up, nothing here is assumed either way.

These are priced once for the whole site. Anything you say is in that we cannot find on the drawings comes back named on the estimate.

Plans

Step 2 of 4

Architectural plans (PDF)

The floor plans, elevations and sections. These drive the takeoff.

Site plan, civil and survey (PDF, if you have it)

The site and drainage design, the survey and the car park layout. On an apartment development the site works, the car park, the crossovers and the retaining are measured off these; without them they are scaled off the architectural set and flagged.

Structural engineering (PDF, if you have it)

The engineer's slab, footing, column and framing drawings. The floor system on every level is read off these, and it is the difference between a slab poured on the ground and a suspended structure carrying the building above it. Without them the structure is carried as allowances and the estimate says so.

Scope of works or selections (PDF, optional)

The client spec or selections. Lets the estimate match the finish level for kitchen, bathrooms and flooring.

Your plans are read by George and by the AI services that prepare the estimate.
