One row per dwelling type. If three of them are the same townhouse, that is one row with a count of three, and each type is priced once and multiplied.
Name each type the way the drawings do, so the printed areas on the sheet get matched to the right dwelling.

Attached dwellings share a fire-rated wall. Left blank, the estimate leaves it unpriced and asks.
Anything you are keeping. Nothing is priced to a dwelling that stays, and it is listed as excluded.
A whole site set is read once over everything on it and never multiplied by the counts above.
These are priced once for the whole site. Anything you say is in that we cannot find on the drawings comes back named on the estimate.
How many new ones the council is asking for, counting nothing that is already there.
Your soil report or the engineering names the class. Leave it blank if you don't have the report yet.
On a knock down rebuild the existing side and rear fences usually stay, so only the front needs fencing.
If you attached the engineering, the slab is read off it. These fill the gaps the drawings leave.
The wind rating comes off the soil report or the energy report if you have one.
Leave anything you are not sure about and we will assume the standard.
Each one is priced off your plans, then checked and approved by George before it is sent to you.
The floor plans, elevations and sections. These drive the takeoff.
The site or landscape plan and the drainage design, plus the engineering if you have it. The whole site works package is measured off these, so without them the demolition, the driveway, the crossovers, the drainage and the fencing cannot be priced.
The client spec or selections. Lets the estimate match the finish level for kitchen, bathrooms and flooring.
